Domestic EICR

  • Domestic EICR (Electrical Installation Condition Report) can only be issued and carried out by a registered electrician or registered electrical contractor.

This report is provided to clients to show them the overall condition of their existing electrical installation. The process involves a combination of inspection and testing to determine if the electrical installation is safe for continued use and on completion, a report is issued.

On completion of the inspection and testing the inspector will provide you a detailed digital accessible PDF document that highlights any safety defects and suitability for continued use, this will either be satisfactory or unsatisfactory depending on the classification codes which have been attributed to any observations recorded on the report.

  • Insurance Purposes:

    • Many insurance companies require an Electrical Installation Condition Report (EICR) to ensure the safety and compliance of electrical systems before issuing policies. It helps mitigate risks and ensures the property meets safety standards.

    Domestic Landlords:

    • Private landlords are legally required to ensure that their rental properties meet electrical safety standards. An EICR helps identify any defects or potential hazards, ensuring the safety of tenants and compliance with legal obligations.

    Homeowners:

    • EICRs provide homeowners with peace of mind by identifying any electrical issues or safety concerns within their properties especially if carrying out home improvements. It helps prevent electrical accidents, ensures the safety of occupants, and maintains the value of the property.

    Buying or Selling Property:

    • Before buying or selling a property, an EICR is essential to assess the condition of the electrical installations. For buyers, it ensures they are aware of any potential safety issues or costly repairs. For sellers, it demonstrates transparency and helps facilitate smooth transactions.

    Private or Social Housing Tenants:

    • Tenants, whether in private or social housing, have the right to live in safe and habitable conditions. If you have disrepair disputes an EICR helps identify any electrical hazards or defects, ensuring the landlord's compliance with legal obligations.

  • Let's clear the air on EICRs :

    • You've likely heard the rumor that they're vaild for 5 years – but let's set the record straight. An EICR isn't like a warranty or insurance policy with a fixed expiration date. It's a picture of your electrical system's health at the time of inspection. So, don't be swayed by false promises.

But here's the important part :

    • While it doesn't have a fixed expiry date, it does include a recommendation for when the next inspection should occur. This proposed date is determined by considering many factors to do with the electrical installation.

Let's focus on understanding the facts and ensuring ongoing safety for your property.

  • Classification Codes :

C1 – Danger Present. Risk of Injury. Immediate remedial action required

    • This is the most high-priority code used in an EICR inspection. This means there is a risk of electric shock or fire if the issue is not made safe as soon as possible.

C2 – Potentially dangerous – urgent remedial action required

    • This means that this fault is not immediately dangerous in the same way as a C1 code is, but it could quickly become a hazard in the future.

    C3 – Improvement recommended

    • This means that this part of the installation is not in line with the wiring regulations, but it does not present any immediate danger. Alternatively, improving it would enhance the safety of the electrical installation.

FI – Further investigation required without delay

    • This code means that the electrician has identified an issue, but needs more time to investigate it.

*If your report has any C1, C2 or FI observations, it will result in an unsatisfactory outcome of the report.

Commercial EICR

  • Commercial EICR (Electrical Installation Condition Report) can only be issued and carried out by a registered electrician or registered electrical contractor.

    Business Premises:

    • For businesses, ensuring electrical safety is crucial for the well-being of employees and customers. An EICR helps identify potential hazards and ensures compliance with regulations, reducing the risk of accidents and legal liabilities.

    Commercial Landlords:

    • Commercial landlords rely on EICRs to demonstrate compliance with regulatory requirements and duty of care towards tenants. It helps maintain the value of the property and fosters a safe working environment, minimising risks of electrical fires or accidents.

  • Let's clear the air on EICRs :

Third Party Domestic EIC

  • Third Party EIC (Electrical Installation Certificate): can only be issued and carried out by a registered electrician or registered electrical contractor

All electrical work in England must comply with The Electrical Wiring Regulations, BS7671, and Building Regulations. Additionally, all notifiable work is required by law to have a Building Regulations Compliance Certificate along with an Electrical Installation Certificate (EIC) once the work has been completed. It is strongly recommended that you employ an electrician or electrical contractor who is registered with one of the Government-approved Scheme Operators authorised like ourselves to carry out third-party certification.
